Centurion Property Group has reviewed the August 2025 Yardi Matrix Student Housing Report, which shows that the student housing sector remains resilient even as rent growth moderates.
Preleasing at the top 200 universities reached 89.9% in July—170 basis points ahead of the same time last year, though slightly below the peak levels of 2022. National occupancy is expected to settle in the 94–95% range for the 2025–2026 academic year. Average asking rents came in at $905 per bed, down from a record high earlier this year, while year-over-year rent growth eased to 0.9%. More than 80 universities experienced rent declines, reflecting the impact of new supply and rate adjustments in select markets.
